## Two Paths to Accessibility

**Designated accessible units.** Many affordable properties have units built to be accessible for wheelchair users or people with mobility, visual, or hearing needs. Federal rules (Section 504 for federally financed properties, plus the Fair Housing Act) require a minimum share of accessible units in new construction.

**Reasonable accommodation.** If a designated accessible unit isn’t available (or you need modifications tailored to your situation), you can request a reasonable accommodation. Common examples: grab bars, wider doorways, visual alerts for hearing-impaired residents, service-animal exceptions to pet policies.

## Section 811 Specifically

Section 811 is designed for very low-income adults with disabilities. It comes in two flavors:

-   **Supportive housing**: dedicated properties with services
-   **Project rental assistance**: units at general properties reserved for adults with disabilities

Availability in Texas metros is limited but present. Waits can be long.

## Documentation

For a designated accessible unit or a reasonable accommodation, the property may ask for verification of the disability-related need. Standard documentation includes a letter from a licensed medical or mental health provider. HIPAA-sensitive details are not required; the property only needs verification that the accommodation is necessary.

For Section 811 or dedicated disability-designated housing, more thorough disability documentation is typically required (SSI/SSDI award letter, physician certification).
