## The Voucher-to-Lease Timeline

1. **Voucher issued**: your PHA gives you a voucher with a search term (usually 60-120 days).
2. **Find an accepting unit**: search for a property that accepts vouchers, fits your bedroom size, and clears the payment standard for your metro.
3. **Apply and get approved**: the property runs its screening (credit, background, rental history) like any renter.
4. **Submit RFTA**: you and the landlord complete a Request for Tenancy Approval and send it to the PHA.
5. **PHA reviews and inspects**: PHA verifies the rent is reasonable and runs a Housing Quality Standards (HQS) inspection.
6. **Sign lease and HAP contract**: you sign the lease with the landlord; the landlord signs a Housing Assistance Payment (HAP) contract with the PHA.
7. **Move in**: PHA starts paying its share of the rent directly to the landlord.

## Where Renters Get Stuck

- Time runs out finding an accepting property
- Landlord doesn’t understand voucher paperwork
- HQS inspection fails and repairs stall
- PHA determines rent isn’t reasonable for the market

## What We Do

We shortcut those failure modes:

- Identify accepting properties in your metro, filtered for actual acceptance not just marketing
- Coordinate the RFTA with the landlord so paperwork moves
- Follow up on HQS inspection scheduling
- Advise on rent-reasonableness if the PHA raises questions
- Manage timelines against your voucher expiration

## Voucher Extensions

If your search runs long, request an extension from your PHA before the term expires. Extensions aren’t guaranteed but are common when you’re actively searching. Documentation of your search helps.

## After Lease-Up

Your rent share is around 30% of adjusted gross income. Annual recertification adjusts as your income changes. Report income changes to your PHA promptly.

## Frequently Asked Questions

How long do I have to use my voucher? +

A set term (often 60-120 days) with possible extensions if you're actively searching. If you don't lease up in time, you may lose the voucher, so acting fast matters.

What is a Request for Tenancy Approval? +

The RFTA is a form you and the landlord submit to the PHA once you've picked a unit. It lets the PHA review the rent, run a Housing Quality Standards (HQS) inspection, and approve the lease.

What is an HQS inspection? +

Housing Quality Standards inspection is a HUD-required check that the unit meets minimum health, safety, and habitability standards. The PHA sends an inspector; the landlord fixes any issues before lease-up.
