These Terms of Use govern your use of incomerestrictedapartments.com, operated by Income Restricted Apartment Locators, a licensed Texas real estate service (TREC #679806) brokered under Spirit Real Estate Group, LLC (Broker #562021). By using this site, you agree to these terms.

## Our Service

We are an apartment locator service that matches Texas renters to income restricted, LIHTC, voucher-friendly, and other affordable communities across Austin, San Antonio, Houston, Dallas, and Fort Worth. Our service is 100% free to renters. Apartment communities pay us referral fees from their marketing budgets; your rent is identical whether you use us or apply direct.

## No Guarantee of Approval

We can pre-screen you against community criteria, but we do not approve applications. Every community makes its own final decision based on its published tenant selection plan. We never guarantee approval and we won't pretend otherwise.

## Program Descriptions

Program summaries on this site (LIHTC, Section 8 vouchers, public housing, senior housing, TDHCA bond, USDA rural) are educational overviews. Rules change and vary by property. Always confirm the specifics with the property, your local Public Housing Authority (PHA), and current HUD/TDHCA guidance.

## Income Limits and AMI Figures

Any AMI, income limit, or dollar figure on this site is illustrative. HUD and TDHCA publish updated numbers each spring. We confirm your exact eligibility against current published limits during intake. Do not rely on illustrative figures alone.

## Fair Housing

## Application Fee Rebate

When you are approved and sign a lease at a community through our service, we rebate the application fee you paid to that community. Rebate eligibility is subject to the specifics of your placement and requires you to have signed a lease through our service.

## Referral Payments

We are paid by apartment communities when we successfully place a qualified resident. This does not affect your rent and does not change your relationship with the property. We disclose our locator relationship as required by TREC rules.
