We are Income Restricted Apartment Locators, a licensed Texas real estate group based in Austin. We serve renters across Austin, San Antonio, Houston, Dallas, and Fort Worth, and our whole job is to make the affordable housing search work in plain English.

Why we exist

Finding an income restricted apartment in Texas is harder than it should be. LIHTC units aren't clearly marked on listing sites. Waitlists are opaque. AMI limits change every year and vary by metro. Application fees run $50-$150 per adult, and none are refundable. Voucher acceptance varies wildly. Fixed-income renters meet AMI caps but fall below property income minimums.

We built this service to fix that. One team, five metros, one plain-language intake. We pre-screen you against community criteria before you spend a fee, we tell you honestly which waitlists are open and which aren't, and we rebate your application fee when you're approved and sign a lease.

How we're paid

Apartment communities pay us a referral fee out of their marketing budgets when we place a qualified resident. That fee is baked into their standard cost of doing business. Your rent is identical whether you use us or apply direct to the leasing office. We never charge renters, ever.

Being paid by properties instead of renters lets us stay free, but it also means we only get paid when we place someone in a home they can afford and want to stay in. That aligns our incentives with yours.

Licensed, brokered, and verifiable

We hold TX Real Estate License #679806, brokered under Spirit Real Estate Group, LLC (Broker License #562021). Both licenses are looked up publicly at trec.texas.gov. We're also veteran-owned (U.S. Army).

Licensure means accountability. Texas locators are regulated by the Texas Real Estate Commission (TREC), and complaints, ethics rules, and continuing education apply to every licensed agent. When you work with us, there's a state agency that has jurisdiction over how we treat you. That's a real protection you don't get from an unregulated directory or lead-generation site.

What we won't say

  • We won't promise "guaranteed approval." No legitimate service can. We can pre-screen you and improve your odds, but properties make the final call.
  • We won't pretend waitlists are shorter than they are. If the honest answer is "months to years," that's what we tell you.
  • We won't apply for a Housing Choice Voucher on your behalf. That's between you and your local PHA. Once your voucher is in hand, we go to work.
  • We won't push you toward a property we know is a bad fit. If nothing works for your income and household, we say so and point you to other Texas benefits.
