We tell every renter to verify us before they trust us with their housing search. Anyone can put a license number on a website; whether that number is real, active, and matches the business you’re talking to is what verification confirms.

Steps to Verify
- Go to trec.texas.gov
- Click “License Holder Search” (or search “TREC license search” if the page has moved)
- Enter license number 679806 and click search
- Confirm the license is Active, matches our name, and is brokered under Spirit Real Estate Group, LLC
If you’d rather search by name than number, that works too. Either way, you should see an active licensed status.

- Enter broker license number 562021
- Confirm “Spirit Real Estate Group, LLC” appears and is active

Why Licensure Matters for a Locator
Locators in Texas are considered real estate agents. That means:
- Regulated by TREC: complaints go to a state agency with real jurisdiction
- Ethics rules apply: dual agency disclosure, misrepresentation prohibitions, and other requirements
- Continuing education required: agents stay current on Texas real estate law
- Broker oversight: every agent is brokered under a licensed broker with additional responsibility
- Trust account rules: if agents handle client funds, they’re subject to trust-account rules
Unlicensed lead-gen sites and directories can operate without any of that.
