How to Use a Housing Choice Voucher in Texas
The timeline: finding a unit, request for tenancy, inspection, and lease-up. Plus how we help you find accepting properties.
The Voucher-to-Lease Timeline
- Voucher issued: your PHA gives you a voucher with a search term (usually 60-120 days).
- Find an accepting unit: search for a property that accepts vouchers, fits your bedroom size, and clears the payment standard for your metro.
- Apply and get approved: the property runs its screening (credit, background, rental history) like any renter.
- Submit RFTA: you and the landlord complete a Request for Tenancy Approval and send it to the PHA.
- PHA reviews and inspects: PHA verifies the rent is reasonable and runs a Housing Quality Standards (HQS) inspection.
- Sign lease and HAP contract: you sign the lease with the landlord; the landlord signs a Housing Assistance Payment (HAP) contract with the PHA.
- Move in: PHA starts paying its share of the rent directly to the landlord.
