Why Waitlists Are So Confusing

Every LIHTC property, every housing authority, and every voucher list runs its own waitlist. Some are open all the time; some open for a week and close for a year; some are permanently closed to new applications; some have preferences that leapfrog certain households.

There is no single dashboard that shows current status across Texas. Nobody would build one because each administrator’s system is different and the data goes stale within days.

The Four Statuses to Know

Open: taking new applications now. You can apply.

Closed: not taking new applications. If you’re not already on the list, you can’t get on.

Open with a preference window: technically taking applications, but only households matching a preference (veteran, disability, homelessness, elderly, local resident) get real consideration.

Lease-up: brand-new property in the initial lease-up phase. Fastest to place, sometimes 30-90 days end-to-end.

Rough Wait-Time Ranges (Texas)

  • LIHTC lease-ups: 30-90 days
  • Stabilized LIHTC: 1-6 months typical, longer at the deepest tiers
  • Public housing (PHA): often 1-5 years, sometimes closed
  • Housing Choice Voucher lists: highly variable; some closed, some periodically opening
  • Section 202 senior: often long; senior-designated demand is high

We tell you honest ranges for each property we match you to.

Multi-Property Strategy

The strongest approach is applying to several communities at once:

  1. Two or three LIHTC lease-ups or stabilized properties (usually fastest)
  2. One or two PHA waitlists (long-term parallel path)
  3. A voucher-friendly private community if you have or expect a voucher

We coordinate this so applications don’t stall and updates go out on time.

Preferences That Can Move You Up

Many PHAs and some LIHTC properties give preference points to:

  • Veterans
  • People with disabilities
  • Homeless or at-risk-of-homeless households
  • Elderly (62+)
  • Working households (some PHAs)
  • Local residents (some PHAs)

Preferences don’t guarantee placement, but they can move you dozens or hundreds of spots.

Should I join more than one waitlist?
Yes. Multi-property strategy is standard for affordable housing. We coordinate applications across communities so you're not stuck betting on one list.
Can I lose my spot?
Yes, if you miss a required update. Most PHAs and LIHTC waitlist administrators require periodic status updates. Miss one and your name may be removed. We help you track these.
