Documents You Need to Apply for Income Restricted Apartments

The Checklist
Bring these when you apply to an income restricted community. Most properties want originals or clear scans.
Identification
- Photo ID for each adult (Texas driver license, ID card, passport)
- Social Security cards or a document showing SSN (some properties)
- Birth certificates for children in the household
Income Proof (for each working adult)
- Recent pay stubs (usually 2-3 most recent)
- Employer verification letter (some properties)
- W-2 forms from the last 1-2 years
- Tax returns if self-employed (Schedule C, most recent 1-2 years)
- 1099 forms if you’re a contractor
- Benefit award letters for SSI, SSDI, VA, retirement, pension
- Bank statements (3-12 months if self-employed)
Asset Declaration
- Bank statements (current, all accounts)
- Retirement account statements
- Investment or brokerage statements
- Real property documents (if you own any)
Household Composition
- Marriage certificate (if applicable)
- Divorce or separation documentation (if applicable)
- Custody documents (if a child’s custody status affects the household)
- Birth certificates or IDs for children
Program-Specific Extras
Housing Choice Voucher holders: your voucher paperwork, PHA contact info, and any RFTA documents.
Veterans: DD-214 if you’re applying to a veteran-preference program.
Accessible unit request: documentation of disability (if requesting a designated accessible unit) or documentation to support a reasonable accommodation request.
Section 202 senior: proof of age (62+) for the head of household.
Foster youth exception (LIHTC student rule): state records of foster care history.

- Expired ID: renew at any Texas DPS location before applying
- Missing SSA award letter: request one online via mySocialSecurity (takes 1-2 weeks)
- No recent pay stubs: employer verification letter can substitute
- Missing tax return: request an IRS tax transcript online (free, arrives quickly)
- Bank account with only a few days of history: bring older account statements or explain
